The City of Madrid today announced that it will grant before the end of the year the necessary licenses to build the 1,312 homes planned in the project riverbank of the Calderon, a space that occupied for 50 years the stadium of Atlético de Madrid
next to Manzanares and the brewery Mahou.
During the presentation of the initiative, whose first phase of land development has just finished, the mayor of Madrid, José Luis Martínez-Almeida, has predicted that this place will be one of “the symbolic axes of the future” of urban development in the capital.
In the more than 147,000 square meters of this area, before eminently industrial use, 73,000 square meters will be allocated to green areas and about 17,000 to facilities, in addition to 1,312 homes.
“The commitment of town hall is to keep pace with the needs of the endowments and equipment of the population that comes here to reside ”, including the expansion of the two CEIP that exist today (the Great Captain and the Thomas Breton).
Regarding the coverage of the M-30, which replaces the burial proposed above, the mayor has recalled that the works will begin next year and a budgetary amount has already been assigned to start the work.
The latter will be done in collaboration with the rojiblanco club, because it is “important that there are memories in this area of what the Calderon”To guarantee the permanence of his memory, although he did not want to detail what it may consist of.
The vice mayor, for her part, has advanced that before the end of the year the licenses will be ready to build the six promotions planned in the project Ribera del Calderón, official name of the urban development known as Mahou-Calderón.

In fact, one of these licenses is already granted, he added. The companies in charge of carrying out the project are AZORA, GESTILAR, GRUPO IBOSA, PRYCONSA and VIVENIO through the Compensation Board constituted in said urban area.
The president of this Board, in charge of the management and urban processing of the new project, has explained to EFE that in principle the building will be finished in an approximate period of 24 months.
Almeida has acknowledged, on the other hand, that today is a complicated day for him because on the one hand the Madrid of the future, “sustainable, habitable and that improves the quality of life”, but also “those of us who have suffered, laughed and cried, generally with joy, in the calderón we are overwhelmed by memories and melancholy.”
He has insisted that this is the best urban development in Madrid and grateful to its promoters that “in these dramatic moments it has not stopped moving forward and you have not stopped dreaming” despite the coronavirus pandemic.

He has also underlined the good connection of this area on the banks of the Manzanares and the public transport available in this area (metro, train and bus), which “we are going to promote through a mobility of various alternatives.”
Environmental sustainability, according to its promoters, will be one of the main characteristics of this area, for which, among other measures, the water needs of the planted species will be minimized; the street lighting will be done with low consumption lights and there will be electric vehicle charging stations.
The project also complies with regulations regarding accessibility and removal of barriers.
During the event, the president of the Atlético de Madrid, Enrique Cerezo, has acknowledged having mixed feelings, because being in a land that hosted the Calderón for half a century implies feeling nostalgia, sensations and passion, but on the other hand it is “the future”, he said.
“Cities have to evolve and sports venues today make more sense to be on the outskirts than in the interior due to access, parking, services and security.”
